DELAY ANALYSIS

With an estimated one third of construction projects meeting their original time objectives its clear that most projects experience delays. 

 

Delays can be mitigated if caught soon enough. Responsibility for mitigation can still be a contentious item which we can advise on. 

 

There are a number of methods that can be used to determine delay. The selection of the method is important in the reliability of the assessment and will depend on the individual circumstances and contractual agreements in place.  

The extent of a delay does not always equate to the extent of the entitlement so it is important to assess delays in the correct manner to determine who is responsible for dealing with the consequences of each delay encountered. Our experience in delivering complex projects allows us to assess multiple delays to determine responsibility.

In order to agree the affect of a compensation event NEC contracts require a programme to demonstrate the impact for each event (or a collection of events, if agreed and assessed in the correct method). We can assess and produce Compensation Event Programmes to show the effects of changes to the works.
